Project Overview

The City of Gosnells sought to engage a suitably qualified and experienced Town Planning and Architectural consultant experienced in built form developments to scope the development possibilities and viability of Lot 800 Albany Highway Gosnells being land owned by the City.
The project required Dynamic Planning & Developments to work in collaboration with Hodge Collard Preston Architects to undertake the following scope of works:
  1. Identify site development issues, constraints and opportunities
  2. Prepare multiple concept plans which investigated low, medium to high density redevelopment of the subject site
  3. Provide commentary around each option in relation to benefits, challenges, opportunities and threats
  4. Identify potential yields for both the commercial and residential elements
  5. Provide cost estimates for each development option including analysis of the financial feasibility of the project based on a medium standard of finish
  6. Provide commentary around the non-financial aspects of each option i.e. social, place making, job generation/business (economic), urban design, and potential to encourage developers to enter the market with similar product etc
  7. Presentation to Council staff of the development concept and findings.
